167 units in new district
In the Sullivan Quarter, located in the eastern part of the new Mannheim district FRANKLIN, NOKERA has built three buildings containing 14 houses. In October 2024, the buildings were completed and handed over after a construction period of 16 months.
The buildings have been awarded the DGNB Pre-Certificate in Gold, meet the KfW 40 QNG Efficiency House standard, and consume 50% less energy than the German average, thanks to photovoltaic systems and sustainable district heating.*


Attractive with plenty of space
A total of 14 houses with 167 residential units have been built. The flats range in layout from 1-bedroom flats with 36m² of living space to 6-bedroom flats with 150m².
The apartment buildings are fully basemented and are accessed at ground level and barrier-free via the shared courtyard, which includes a playground (currently under completion). The underground car park offers space for 172 cars and 273 bicycles.


€9.15 rent per m²
The flats in the new estate are being rented out at the low price of €9.15 per square metre. This is made possible thanks to the maximum funding eligibility, which we guarantee with the NOKERA modular construction system.

Timber construction around stairwell core
Each of the 14 buildings features a staircase with an integrated lift to ensure barrier-free access to every floor. The above-ground floors are constructed using timber around a reinforced concrete stairwell core.
