Standardised processes for serial planning and construction

Vertically integrated value chain with an in-house production depth of around 80%

We combine a broad portfolio of competencies: from the initial planning sketch, obtaining the necessary permits, BIM-based work preparation and ordering processes, to serial production, structural work, and interior finishing, all the way to energy-optimised building operation with photovoltaics and heat pumps. Building in series, which includes both serial planning and serial construction, requires an adapted mindset and process structure compared to the conventional construction methods practised so far.

With the preliminary above-ground assessment of a potential plot at an urban planning scale, we determine its suitability for the NOKERA modular system. The goal is to achieve the most sophisticated urban design possible and an efficient utilisation of the plot.

Digital Twin

We create a project-specific Digital Twin, on which all production data for the internal and external production of the building system components is generated within a continuous, fully digitalised process chain. All construction and assembly plans are also generated automatically.

Prefabricated components

Timber panel construction walls (interior and exterior walls), bathroom modules, and timber-concrete composite floors are manufactured at four state-of-the-art production sites in Germany, including the world's largest factory for serial timber panel construction near Magdeburg.

Structural assembly

On-site, the necessary building system components are sourced from the factories in an assembly rhythm following the pull principle. This enables "just-in-time delivery." The traditional construction site thus becomes a final assembly point, similar to the IKEA principle. The structural framework, consisting of prefabricated timber panel construction walls, bathroom modules, and timber-concrete composite floors, is assembled floor by floor.

 

Realisation

Interior finishing

All elements of the interior finishing are prefabricated and pre-configured. This allows for significant time savings compared to conventional construction. Throughout the entire realisation phase, a continuous improvement process takes place, enabling optimisations to be immediately fed back into the development.
